Most advice about small-space furniture starts with the room. That is the wrong end. The thing that actually decides whether a sofa works in an apartment is the path between the street and the living room — the lift, the turn at the top of the stairs, the doorway. Plenty of people buy a sofa that fits the floor plan perfectly and then watch it go back on the truck.
So measure in this order: doorway width, the tightest turn, then the wall.
The three measurements that matter
- Doorway width. A standard US interior door is 30 to 32 inches. A one-piece three-seater is usually 34 to 38 inches deep. That gap is the whole problem, and it is why compressed and modular sofas exist.
- The tightest turn. A stairwell landing or a corridor corner defeats more sofas than doorways do. Measure the diagonal, not the width.
- Wall length minus 12 inches. A sofa that exactly fills its wall makes a room feel smaller, not larger. Leave breathing room at both ends.
Which space-saving claims are real
Real: arriving compressed. A sofa vacuum-packed into a box goes through any standard door because it is not sofa-shaped yet. It reaches full size within a day or two. This is the single most useful feature in an apartment and it costs nothing in comfort.
Real: armless modules. Arms eat six to ten inches per side and give you nothing to sit on. Two armless seats give you more usable seat than a three-seater of the same total width.
Real: a sofa that is also a bed — if you would otherwise need a guest room. That is the biggest square-footage saving available to anyone.
Not really: "apartment size" as a label. It is a marketing term with no standard behind it. Some listings labelled apartment-size are 80 inches wide. Check the number, ignore the label.
Not really: low backs as a space saver. A low back changes how open a room looks, which is worth something, but it does not save floor area. Judge it on looks, not footprint.
What about storage sofas?
Under-seat storage is genuinely useful in a small flat, and it is worth saying plainly that it is a specific build, not a bonus. If you want it, look for a listing that states the internal dimensions and shows the mechanism. A sofa that mentions storage without either is usually describing a shallow tray under one cushion. We do not currently stock a dedicated storage sofa, so if that is your priority you should shop for it specifically rather than hoping for it.
Layouts that work under 400 square feet
One seat, then decide. Buy a single module, live with it a month, and add the second when you know which wall the sofa actually wants. This is the only approach that cannot go wrong, and it is much cheaper to be wrong about.
An L-shape in the corner uses the one part of a small room that is otherwise dead space. It works when the chaise faces into the room rather than into a wall.
Two loungers instead of a sofa. Unconventional, and often better. Two separate seats can be pulled apart for a party, pushed together for a film, and moved by one person.

Measure the doorway first, buy compressed, and prefer armless modules you can rearrange over one fixed piece you cannot. In a small apartment the sofa you can get in, move, and change your mind about beats the one that looked right in the photograph.
